Modern Ranch Reno: Master Suite & Kids Bath

Today, I am taking you through the renovations of the first floor of the Modern Ranch project. This renovation gave my clients a stunning Master Suite and a functional full bathroom for their boys. The existing main level of the ranch home had four small bedrooms and two full bathrooms. The Master Bedroom was the largest bedroom but still rather tight for a Master Suite. It’s bathroom was tiny, dark and dated. There was also little closet space for two people to share.

I am so thrilled to show you how we used the existing footprint of their home to accomplish all the things this young family needs. By reconfiguring existing space on both levels, we doubled the square footage of their home and also gave them smart updated spaces that function for their modern family! When we designed the new basement space in phase 1 of the project, we gained two additional bedrooms and another full bathroom. I knew we could combine two of the bedrooms on the main level to make a true Master Suite without losing space and increase the home’s market value. We also updated the other full bath on the main floor for their three boys giving them a space that would grow with them.

We carried the Mid Century design influence into the design of the Master Suite focusing on creating a modern yet relaxing private space. At the top of my client’s wish list was a double vanity, a large shower and a walk in closet with lots of storage. This busy Mom of three also really wanted a free standing soaker tub and we found the space to make it happen.

We had to sacrifice a pretty cute little baby room to become the new walk in closet but the end result was worth it. Thankfully, the little guy was also super excited about joining his older brother in a room with bunk beds! The Master bedroom was expanded almost two feet by taking some of the existing closet and old bathroom space. We also stole square footage from the existing baby room and it’s closet to gain room for the larger bathroom.

By using all of the existing hardwood floors in the baby room turned closet and the Master we saved a large amount of money and limited waste in the landfill. We recycled some of the flooring from the baby room and interlaced it in the Master where we gained our 2 square feet from the previous closet space and the footprint of the old bathroom.

The details of the project really came together to make the space feel private and timeless. The custom white oak vanity provides much needed storage. We chose a beautiful yet simple white quartz for the countertop from Rock Tops. The large floor tile and contrasting matte black fixtures and shower tile look so bold against them. The brass sconces and cabinet hardware add a layer of elegance to everything. A new walnut and matte black sconce from added a statement to the Master Bedroom. The locking barn door to the bathroom can be closed for privacy or left open to let in the natural light across the entire suite.

I love this beautiful bathtub space by the window we were able to give this deserving Mom. We ran the floor tile up the wall to create a seamless design that is also waterproof.

Giving a facelift to the hall bath for the boys was also a big priority. They needed storage and a hardworking place where they could all be at once. The modern undermount trough style sink from Scarabeo with two single faucets makes it easier for sharing. The custom white oak vanity allows for both drawer and open storage and needed counterspace. The sleek fossil gray quartz from Rock Tops gives the vanity a concrete industrial look. We also added new black matte hex tile and fresh stacked white subway tile in the shower to freshen it up. A new large mirror topped with brass globe sconces really made the whole bathroom come together.

Here’s a few more pictures of where we started! I loved taking the challenge of this existing space and turning it into space that this family will use for many years. We were able to save money by working within the walls and not changing windows and recycling the wood floors. Ranch homes often provide a lot of square footage that just needs to be looked at differently.

It was so fun to see this entire project come to life. My clients were incredibly patient tackling it all during a pandemic! As any project, there were a few challenges but we made it work. The result is a beautiful, modern home that functions so much better for their family giving them private space and also room to entertain and live more comfortably. Their youngest has already claimed Mom’s new bath tub!

Modern Ranch Reno: The Basement

Today I am sharing Part 1 of the Modern Ranch renovation on the blog. This project involved two phases: the basement build out and finish and a new Master Suite and full bathroom renovation. My clients needed more space to entertain, a play area for their three young boys and and additional room for overnight guests. A partially finished basement allowed us the opportunity to make this a reality.

I am so thrilled to show you how we used the existing footprint of their home to accomplish all the things this young family needs. By reconfiguring existing space, we doubled the square footage of their home and also gave them smart updated spaces that function for their modern family!

After meeting with my stylish clients and seeing the rest of their home, I knew the design would have Mid Century influence and be clean and simple with pops of color. It would blend with the current design, be kid friendly but still have incredible style. The basement portion of the renovation was pretty much a blank slate.

On the wish list was a cozy space with a fireplace to watch tv and a wet bar to entertain. It also included a space for kids to play and create, two bedrooms and a full bathroom. The client also wanted to leave room for storage. It was a big wish list but we had fun making it a reality and designing the basement of their dreams. Here are some of my favorite photos and details from the basement renovation.

We built the Living Room area around the existing unfinished fireplace box. A concrete facade and new brass sconces made the fireplace the focal point of the room. The custom bar area with floating shelves and mitered white oak island provides a place where guests can linger.

The wet bar turned out to be my favorite part of the entire basement. We chose a beautiful charcoal soapstone quartz for the countertop from Rock Tops. It looks so gorgeous against the cabinets painted in Hidden Falls by Benjamin Moore. The brass Delta Trinsic faucet and other brass accents are like jewels popping against the moody bar. The white oak floating shelves and island provide the perfect warm contrast to the dark and stunning entertaining space.

The littles can play and create in their very own kid space adjacent to the entertaining areas. As the kids grow, the play area can be adapted to a game room where legos and dinosaurs can one day be replaced with ping pong or darts. Just down the hall you will find two bedrooms and a full bath.

The full bath features a floating custom vanity painted in Dark Pewter by Benjamin Moore. The crisp white quartz countertop allows the matte black fixtures to pop. The hexagon tile with dark grout provides visual interest and contrast against the light floors.

Here’s a little peek at where we started! The basement was partially finished but really a blank slate allowing us more flexibility to design most everything on their wish list.

This basement renovation just makes me happy. My client added such fun and cool artwork to finish it all off. It is a beautiful, modern space that they really can do it all in! I hope this sweet family loves it as much as I do and it can adapt to their family as it grows. By keeping the design simple yet timeless we developed a space that will last well into the future.

Today I am sharing Part 2 of the Belinder Remodel with you! I am so excited to share the beautiful kitchen and walk-in pantry. Here is proof that you do not have to gut your entire kitchen to get a gorgeous space that functions for you. We were able to save money by using the existing layout and keeping the wood floor. Changing out a few elements to this space lightened it up and made it function more efficiently for this busy family of five.

My clients have incredible taste and love Mid Century design. A little over five years ago, they remodeled the existing bedroom and bathroom spaces and also added a master bedroom addition. The kitchen, powder room and one hall bath were not included in the first remodel. In the fall of last year, we finished the two bathrooms in Part 1 of the remodel. I loved taking the challenge of blending these rooms into the style of the rest of the home. Here are some of my favorite photos and details from the kitchen remodel.

On the wish list was a lighter and more sophisticated space that would function for a family with young children. My clients wanted to get rid of the yellowy orange cabinets and dark countertops to make the kitchen flow with the rest of their Mid Century home. They also needed more island seating and usable countertop work space.

By getting rid of some of the upper cabinets and adding some open shelving we could really open up the large stove wall without sacrificing too much cabinet square footage. Plus they had an amazing panty space that they were not using to it’s full potential that could be utilized. We met with a custom cabinet builder and we developed a plan for removing some of the upper cabinets and then building a new island and sleek flat fronts for all of the cabinets.

Our plan for removing some of the upper cabinets also involved rethinking the oven wall. It proved to be the game changer as it had major impact. Before it was an odd configuration of cabinets that jutted out with hard to use cabinets that set back further up above. This also created an unusable ledge. The client purchased new ovens and we designed a new oven cabinet wall that was flush all the way to the ceiling drawing the eye up. The open shelving created visual interest further accented by the beautiful picket tile from Pratt and Larson that we carried all the way up to the ceiling. We also replaced the heavy low oven hood with a new sleeker model.

Final touches included painting some of the upper cabinets dark while keeping the lower cabinets light. This provided a dramatic contrast against the white backsplash and new Caesarstone quartz countertops. The dark painted cabinets were also carried into the walk in pantry. New matte black and brass faucets from Brizo add an elegance to the sink area. The brushed brass cabinet hardware combined with the stunning Z-Bar Bird island pendants designed by Kenneth Ng and Edmond Ng my clients found brought everything together beautifully.

A peek inside the Powder Room if you missed Part 1 of the Remodel

The difference in this kitchen is amazing and beautiful. It’s clean lines and simple wood elements make the space feel organic and easy. It’s unbelievable what opening up a wall of cabinetry can do to make a room feel larger. You really can have a gorgeous kitchen without gutting the entire room if you are willing to think outside the box. I hope this awesome family enjoys their new kitchen for many, many years!

Belinder Mid Century Remodel: Part 1

Belinder Remodel: Part 1

I am so happy to share Part 1 of this remodel with you! My amazing client’s have been so incredibly patient starting this project literally as Covid hit and then watching the project come to a complete standstill during stay at home orders. Add in three young kids and two parents working from home, and a remodel project takes on a whole new level! We are finally finishing up just in time for the holidays. I am very excited for this family to enjoy their new spaces!

My clients have incredible taste and love mid century design. A little over five years ago, my clients remodeled the existing space and added a master bedroom addition. These two bathrooms and the kitchen were the only rooms not included in the first remodel. I loved taking the challenge of blending these rooms into the mid century modern style of the rest of the home. Here are some of my favorite photos and details from Part 1 of the remodel.

A Powder Room is a great little place to make a big impact. We took this narrow and long space that guests use and went dramatic. We knew we wanted to make it simple yet bold so we decided to build a floating quartz sink and wood shelf. The beautiful black grasscloth wallpaper from Magnolia Home and the Brizo luxe gold wall mounted faucet really make big statements in this small space. The owner fell in love with this pendant designed by architect Bertrand Balas from Lumens. The black grasscloth is the perfect backdrop for the pendant and is stunning when lit against it.

The second bathroom was a dark and dated full bath that is used for guests and that will one day be used for a teenage boy. I wanted the bathroom to be light, bright and have clean lines. It needed to function more efficiently with more counter space and storage. We decided to get rid of the dated bathtub and add a walk in shower. The clients fell for this soot chevron tile from Mission Stone Tile and we used it to create a stunning accent wall in the shower. I love the variation in the tile and how it pops against the gorgeous statuario floor and wall tile.

The matte black shower fixture and sink faucet by Moen paired perfectly with the freestanding walnut vanity and the brass accents. The large rounded edge mirror is from Rejuvenation and really opens up the room even more.

I am so thrilled with the two new bathrooms and hope that my clients will enjoy them for many years to come. By making these bathrooms beautiful yet functional, they now blend with the rest of their stylish family home. I can’t wait to show you Phase 2 of the project, that includes the kitchen, panty and mud room areas!

Demo, Windows and 20 Years

 

DEMO, WINDOWS AND 20 YEARS

We are finally under construction to modernize our 1930’s tudor! It was so exciting to see the dumpster get delivered  followed by the windows!  But then came three straight days of heavy rain so the window team could not get started. Our poor old damaged gutters were hanging on the best they could. We were sad to have to wait but it was worth it for a week of 70 degree temps and sunshine in August. Perfect weather to be replacing windows in the midwest!

We chose to go with Andersen Windows and Doors  and their 100 series. Above is one of the large fixed windows that went on the front of the house. It replaced one of the original windows still remaining in our 1930’s tudor.

Dumpster delivery! This is crazy big. I guess they will need it and did I mention it got delivered on our 20th wedding anniversary? I am not really sure what that means but it was a good laugh and something we will always remember!

Finally after a week delay, the window team from Catenacci Construction could get rolling. They were amazing and I loved watching them take out the old windows and pop the new  windows in place. The guys made it look so easy and they were in and out of our house before we knew it. So polite, clean and incredibly efficient.

If you’ve been following along, you may remember that we had a lot of wood rot and discovered further damage to the window frames and behind the stucco due to moisture getting inside for years. The window team reframed all of the new windows and then installed trim on the inside too. They also tore out all of the damaged boards and stucco and installed a proper waterproof and breathable barrier . The house is now ready for the stucco team to start their repair.

Shown above is one of three original windows remaining in the house. Ironically, these wood windows are in better condition then the rest of the windows that were put in around 25 years ago with the addition. Check out the original chain and pulley to raise the sash below! Part of me was a little bit sad to see them go.

Here’s a little peak at the new fixed window in my office before the trim was installed. It makes such a difference to have less grilles and more glass to see out! The black frame really makes a bold statement.

Above you can really see the damage to the frame behind the stucco before it was replaced. It is so important to keep water away from windows and your foundation. Ants had also gotten into the rotten wood and caused damage. After the stucco and painting is done, the new gutters and improved flashing will keep water away properly.

AFTER NEW WINDOWS

I took the above photo this past weekend on a calm morning after the rain. We are already in love with our new windows and I am so excited about the architectural statement I think they will bring to our home. Next up, trying out exterior paint colors and stucco repair will begin later this week. I hope you will continue to follow along on our journey and Happy 20th Anniversary babe!
